Tenant Application Terms and Conditions

By submitting this rental application, you agree to the following terms and conditions:
1. Application Process
This application is not a guarantee of approval. All information provided will be verified and may be
subject to credit checks, employment verification, and reference checks.
2. Application Fee
Any application fees paid are non-refundable and cover the cost of processing your application, including
credit checks and administrative costs.
3. Information Accuracy
You warrant that all information provided in this application is true, complete, and accurate. Any false
or misleading information may result in immediate disqualification of your application.
4. Credit Authorization
By signing this application, you authorize the landlord/agent to obtain your credit report and verify
your rental history, employment, and any other information provided in this application.
5. Privacy and Data Protection
- Your personal information will be processed in accordance with the Protection of Personal
Information Act (POPIA)
- Information will only be used for rental application purposes and property management
- Your data will be stored securely and not shared with unauthorized third parties
- You have the right to request access to, correction of, or deletion of your personal information
6. Rental Criteria
Approval is subject to meeting minimum rental criteria including but not limited to credit score, income
requirements, rental history, and background checks.
7. Discrimination Policy
We do not discriminate based on race, color, religion, sex, national origin, disability, or familial
status in accordance with South African fair housing laws.
8. Application Review Period
Applications will be reviewed within 5-7 business days. You will be notified of the decision via email or
phone.
9. Holding Deposit
If approved, a holding deposit may be required to secure the property. This deposit will be applied
toward your security deposit upon lease signing.
10. Right to Reject
The landlord reserves the right to reject any application for any lawful reason, including but not
limited to insufficient income, poor credit, or unsatisfactory references.
11. Document Verification
All uploaded documents are subject to verification. Fraudulent documents will result in immediate
disqualification and may be reported to authorities.
12. Communication
By providing your contact information, you consent to receive communications regarding your application
via phone, email, or SMS.
13. Governing Law
These terms are governed by South African law and any disputes will be resolved in the courts of South
Africa.
